1.    Is Pasadera a gated community?
Yes. Pasadera has a guard on duty 24 hours a day, seven days a week. Residents use various methods to pre-approve their guests and visitors.
 
2.    Are there undeveloped lots for sale in Pasadera?
Yes. Of the approximately 250 lots, there are still a handful of undeveloped lots remaining, some of which occasionally become available for purchase (See "Featured Homes for Sale" or contact any realtor for a list of available lots. In addition to support from the Architectural Review Committee, there are some highly regarded contractors who live at Pasadera and available to assist or oversee the construction process.
 
3.    Are there monthly HOA dues for Pasadera homeowners?
Yes. The dues cover the cost of the guard services; road, signage and streetlight maintenance; upkeep of entrance and other common areas; and replenishment of the community’s reserve funds. For more information, contact Pasadera’s Property Manager at 831-758-4481.
 
4.    What’s the weather like at Pasadera?
A major attraction of Pasadera is that the community is mostly sunny. The sunshine is particularly welcome during the summer months. Occasionally the fog or marine layer includes Pasadera, but that nearly always occurs late in the day or overnight, and usually burns off by mid-morning. Temperatures at Pasadera are usually a few degrees warmer than Monterey, typically between 50-70. Pasadera receives close to the same rainfall as Monterey/Seaside, and more than Salinas.
 
5.    Does Pasadera allow homeowners to offer short-term rentals?
No. The covenants do allow rentals of at least 31 days or longer. Homeowners are required to submit certain documents and fees in advance in such situations. If you see or hear about a short-term listing at Pasadera, it is either a fraudulent or an unauthorized offering.
